An ADU, is a secondary housing unit on a residential property with a primary dwelling. It has its own kitchen, bathroom, and entrance, and is intended for independent living.

ADUs are allowed to be up to 1,200 square feet, but parcel size may limit the size based on the percentage of occupancy of the primary dwelling. Attached ADUs are typically limited to 50% of the main residence’s square footage, but may also go up to 1,200 sq. ft. in cases where the primary residence exceeds 2,400 sq. ft.

ADUs are generally permitted on lots that have an existing or proposed single-family or multi-family dwelling. Placement must comply with zoning setbacks, sewage and water capacity, and building code standards. ADUs are allowed in residential and agricultural zones.

The main types of ADUs include: · Detached ADU (separate structures; Cannot exceed 1,200 sq./ft) · Attached ADU (connected to the main house; Cannot exceed 50% of the primary residence it is attached to) · Junior ADUs (JADUs), which are smaller units (up to 500 sq. ft.) Attached to the primary home. Cannot be new developments or builds, must be a conversion or built at the time of the residence’s conception.

Yes, manufactured homes (built to HUD standards) can be used as a detached ADU, provided it meets livable standards and undergoes an inspection typically part of our “Investigation Permit”. Mobile homes older than 10 years old may not be placed in Residential zones (Ex. R-1, R-2, R-3, C-1, C-2, & C-3 zones). Recreational vehicles (RVs) and travel trailers do not qualify as legal ADUs.

No, You may rent out both the primary unit and the ADU, but JADUs do require the owner to live on-site in either the main unit or the JADU.
